Our Services

We work mainly on the residential side of the industry and can undertake projects to the value of approximately £300,000.00. We can build a whole house, a new extension, convert a loft, landscape, change interior spaces to accommodate children, an elderly or disabled family member or even the children flying the coop! We can do all manner of positive things to your most expensive possession. Occasionally there are things that simply can’t be done, we will endeavour to find the best compromise to ensure your requirements are met.

We don’t just do the large projects, we can attend to the smallest of problems or details in your home. In fact, we are the general upkeep and maintenance team for many of our existing clients.

We are budget conscious whether your budget is small or large and will always use the best quality materials.

We are fully insured, CIS registered, VAT registered and all are sites comply with current Health & Safety legislation.

Depending on the size of your project, you will need to:

Step 1
Decide what you want to have done (employ an architect if necessary to do some accurate drawings and gain planning where appropriate).

Step 2
Find a builder (or 2 or 3) and ask them to price (if it’s more than a ‘small job’ your architect may recommend putting it out to tender, this is always a good idea). Always check what is included in your price or more importantly, what isn’t.

Step 3
Choose your builder (where appropriate, now is the time to consider and discuss detail in order that budget price can become an accurate quote) and choose a start date.

Step 4
If you have chosen Nicholas Bolt Limited we will arrive and start on the agreed date.

What we will do

Step 1
We will visit your house and discuss your requirements with you, if there are any drawings we need a copy.

Step 2
We take time to look carefully at your drawings and any specification you might have and arrive at a shape price, this is a ‘ball park’ figure. Depending on the complexity of the job and the materials required (eg. bespoke fittings, specialist wiring etc) it can take as little as 2 days or up to 3 weeks to produce a shape price. If it is roughly in line with your estimated budget we can discuss it further in order to offer you a firm quote. We will discuss logistics, timescales, finishes, lighting, tiles, taps, fencing or any other detail involved, this means you can let us get on with the project, knowing that there will be no surprises in the eventual price you pay.

Step 3
If we have been asked to tender by your architect we will do so and return all the necessary documentation on time. We are very happy to work with a JCT Minor Works Contract and enjoy good working relationships with architects.

Step 4
We will liaise with you prior to commencement to advise on moving furniture, scaffold erection, skip deliveries etc and to answer any further questions you might have.

Step 5
We will turn up on the specified day and begin your project.

Step 6
You will be contacted at the end of every day by Nick who will report back progress and any other necessary information. It is also an opportunity for you to raise any questions or changes you might have. Note: it is always possible to make changes to the specification, we will always confirm these in writing and notify you of the change in price; with a contract, a Variation Order will be produced.

Step 7
We will clear up and clean at the end of every day. Our sites are as tidy as possible.

Step 8
We will ensure your project complies with all current building regulations and will arrange and attend visits from the local Building Inspectors, Conservation Officers (where necessary) and any other professionals (engineers etc). We will obtain completion certificates and all other applicable certification on your behalf and pass these on to you.

Step 9
On completion you will be handed a building finished to your specification and of a standard of workmanship that will match (if not exceed) your expectations.
